In this article, we will explain the process and required documents.<\/p>\n<h4 dir=\"ltr\">The Final Step in the Sale Transaction<\/h4>\n<p dir=\"ltr\">The last step in securing your new home is the registration of ownership rights at the <a href=\"https:\/\/lawoffices.co.il\/\/en\/israeli-real-estate-terms\/\">Land Registry Bureau<\/a>. The registration is done by the buyer\u2019s lawyer using documents forwarded to him by the seller\u2019s lawyer after payment of the balance to the seller. This is yet another reason why it is important to have a good real estate lawyer. Although you can register real estate ownership rights in a variety of places, the Land Registry Bureau is the most secure, so we recommend going there.<\/p>\n<p dir=\"ltr\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-29444 size-medium\" src=\"https:\/\/lawoffices.co.il\/\/wp-content\/uploads\/2020\/01\/freshh-connection-HJckKnwCXxQ-unsplash-300x200.jpg\" alt=\"Israeli Real Estate Registry\" width=\"300\" height=\"200\" \/><\/p>\n<h4 dir=\"ltr\">Necessary Documents:<\/h4>\n<ul dir=\"ltr\">\n<li>Application for land registration signed by the seller and duly verified.<\/li>\n<li>Bills of sale, signed by both parties and duly verified.<\/li>\n<li><a href=\"https:\/\/lawoffices.co.il\/\/en\/power-of-attorney-israel\/\">Power of attorney<\/a> (if the documents are signed via power of attorney).<\/li>\n<li>Land appreciation tax approval and municipality approval validity are directed to the Land Registry.<\/li>\n<li>Land Registry Fee Approval.<\/li>\n<li>Application for real estate registration and mortgage notes (if a mortgage was taken to finance the purchase).<\/li>\n<li>Photo ID of the parties.<\/li>\n<\/ul>\n<h4 dir=\"ltr\">Approval<\/h4>\n<p dir=\"ltr\">Physical copies of the necessary documents will need to be brought to the <a href=\"https:\/\/www.gov.il\/en\/service\/land_registration_extract\">Land Registry Bureau<\/a> in order for them to be submitted. Within a few days, your lawyer should be notified of the approval, or of the reasoning that the approval failed. In rare cases, approval will not be possible, such as when purchasing a construction site.
